I usually do basic wholesaling, but recently got into sandwich lease options. I got a call from a very motivated seller and gave him two options: buy at a deep discount or buy with terms and terms it was. Located a tenant buyer 3 weeks after and had a win/win/win.

Has anyone wholesaled from the MLS (excluding the foreclosures and REOs)?
Does it actually work? How much earnest money? And what clauses would you need to include on the contract the realtor sends you to be able to assign it to a cash buyer?

How many offers do you need to put in order to get one accepted?

If you know of a wholesale deal, can you wholesale it to one of your buyers?
Like someone put it under contract already and you negotiate the price with them and then sell it a bit higher??

this is my first wholesale contract that i have ever put and i'm really not sure if this wholesaling actually works. He wants me to show him that i have the money to buy the house (he already signed my contract). What would you do in my shoes? (and i do have some interested buyers, but the problem is the tenant leaves in two weeks and i can't show the house until they leave)

I called this guy to see if he would be interested in the property that i have under contract and he goes around my back and lies to my seller and tells him that i offered him the property for xx,xxx much. Anyways, my seller now wants to see proof of funds, he said he wants something like a statement? i don't know what to do. Help please!!
