I wanted to add that I flipped one of my condos to a vacation rental, and am making triple the amount I would have been making in traditional rents. We are now converting another. 

I would say you are 100% correct to try out AirBnB. There is a lot of cleaning involved. The places need to be spotless, and you will need to invest the time to make your AirBnB page stand out, as I assume there are tons of them in your area. 

I clean my units myself, and do it full-time, which allows me to be at home with my two little girls. I work about 2 hours a day cleaning (I've got it down!), then spend about 1 million hours working on my website and adwords. I operate year round, in a seasonal tourist economy. I have a lot going for me like yourself (location, location, location).

I was making $1100 a month renting to college kids, and now I maxed out at $3600 for the month of August. It is slowing down a lot here, but this unit is attached to a triplex, which pays for itself. You do the math here.

I've learned all the bad ways of landlording from my father since I was 15, and now I do it right at age 35, and have flipped one of my units into a vacation rental.

I love hearing about all your deals gone bad, and landlording horror stories. It is like therapy for me. I'm here to hopefully tell my stories as well, give some insights out, some advice, and maybe make some mutually valuable contacts.

My experience is with flipping, buying and holding, property management, and vacation rentals.
