I have 12 rental units, and a portfolio valued at about 900k.  How do I use my existing properties to convince a bank to let me use that as collateral to buy a bunch more?

Not especially interested in going through the SBA BS, but I could if that's the easiest/best way.

HI,

I'm pretty new to the game, currently have 13 doors, and about to add 3 more.  My question is this:  How quickly can I refi a property and pull my cash back out.  Say I close my current deal in August, can I pretty up the property, have it re appraised and cash out at least my original down payment by Christmas?  I know it depends on the new appraised value of the property, but generally, how quickly should I be pulling my cash out to reinvest?
