Use your cost estimating sheets to show the two examples to prove out your due diligence. From an investors standpoint if the deal makes since then the money will come. If you can bring another potential deal with you when you meet then will create the urgency to close on the investor.

Thank you for the warm welcome! I am looking to do flips as well as buy and hold properties. To start my focus will be on SFR and multi-family to build my foundation with the aspirations to expand my investing into commercial units as well.

I started the planning process at the end of 2014 and I am committed to making 2015 the year of the achiever!!
- Use of the invaluable tools available through social media in particular BiggerPockets, Tweeter and Facebook.
- Join a local real estate investment group to network with other investors.
- Establish a solid foundation to build a sustainable REI business
- Complete 1st deal by end of June. Purchase, Rehab and flip!!!
- Repeat above deal at least an additional 2 times by years end.
