They are older mobile homes that were remodeled. But so far my tenants have been good on the rent and I hope to keep putting more mobile homes on the land.

Thanks! I like this idea as well, but not sure of how big or the cost of adding the septic system to handle multiple units?

@Jeffrey H. Much appreciated! it would be my first deal, so I'm keeping an open mind and investigating which option would be best (rent, sell, owner financing). I like the owner finance, but need to keep reading up on how it all works!

thanks J Harvey - and yes the subdivision has MH and stick builds. the lot has sewer and water at the road, so there will be some additional expense, (i don't have to drill a well, or put in a septic system). there are a few others doing the same thing, in particular, the salesman at the MH store - (he has purchased 2 lots, the same subdivision, and placing brand new MH's on the lots for rent. (the mobile homes are pretty basic/no frills 3br 13ft x 60ft).

hello from Texas - first-time investor - I might be crazy, but I'm looking at buying a lot of land and placing a new mobile home on it? The current rent for the area is around 900 per month for a 3 bedroom (land will cost me 5k and new single wide is 38k) I'm thinking it will create around 400 a month cashflow?
