Just fyi for future reference. I had a carpet that wreaked of dog. Steam cleaned it probably 50 times couldn't get rid of the odor. Finally steam cleaned it with vinegar instead of the cleaning solution. House smelled like vinegar for 3 days, windows opened and let it air out. Smell was completely gone after that.

something easy to spell, if you haven't seen a lot of people try to spell....they will never know the difference in quiet and quite. I'd try to keep those types of words out of the name.
Clogged by what? Roots growing into drainage system or Legos stuffed down the toilet would be a big difference.

Tenants under a longer lease who want to move out early, will do so anyways.

I have one rental property and I've never sold a home before. I occasionally receive the random texts/calls saying hey we see your property at xx we would love to buy it. Usually they're looking to buy at half value, so I assume they are investors or wholesalers. I'll respond back that I'll accept 180k as is, which is about market value, and a number I would sell for. If someone decides to buy it from me for that and move forward, do I need to get my own agent, or do I just use whatever agent they are using since we have an agreed price?

Delivering my first rent increase letter. Original lease expired and it's now in month to month stage. Good tenants and I want to keep them. We have good communication and no issues. I've seen it both ways online, do I give them a later stating the new date and rent, or do I need them to sign a copy for me to keep with the original the lease? Just one house rental.

That's got more red flags than an ex girlfriend convention. Renting to someone who isn't the named person on the lease? Not for me. Pass on this.
$100k invested with 5% interest over 30 years is 433k. an 8% return if you could average that in the stock market comes out to a million... I would think you can do a lot better than zero return now with that 100k. Plus $400k in 30 years from now won't be nearly as much as $400k is now. 

Also zero cash flow is only one broken appliance or extra turnover cost from being negative cash flow.
