I have also found rentometer.com is pretty accurate in my area although I do not check it often since I know the rent rolls in the areas we buy and sell in.

That is one BIG reason I invest in Indiana. I have had this issue and the state is very landlord friendly. Avg eviction takes 3-4 weeks! Been doing it for 15 years.

We have Referral Partners in 3 states and 4 countries overseas that we work with and pay as consultants. They are not selling the property we are but they help the investor by way of getting them info, making sure they are eligible to buy and then hand to us and we take it from there. We then stay with the buyer and help them during and after the process with on going support and management. Works great for all involved.

You can get a referral fee as long as you are not directly selling it without as license as a "Consulting Fee"

I just spoke with someone last week that said they can do a refi up to 75% of appraised value. So if appraises at 65k will payout 48,750
