@Basit Siddiqi @Tyler Hodgson @Linda S. Thank you all for the good info. Haven't hired, wanted to ask around as it seemed high to me as well. That includes a little bit of assistance with setting up Quickbooks, etc but still. I don't have a frame of reference for this and am a greenhorn so thought I'd go to the pros! Thank you for your help!

@Tyler Hodgson @Linda S. ok, so do you think 2k for 3 returns under one llc seem reasonable?

Mainly tax returns. I am wanting a little bit of guidance with the bookkeeping early on, but after that, hoping it will be pretty cut and dry

Hi BPers, I am looking to hire a CPA in DFW area who has a background in real estate/multifamily. For an LLC, 3 properties, what is the going rate, ballpark? Found someone I like, but seems a little steep, so I want to see if that is in line with what others are finding.

Thanks!

OK those are both great thoughts. I can try to track down contact info for the other owners. And, I hadn't thought of that, but I could see the blame game happening. Thank you!

No, it was there before I bought it, but it was poorly/barely managed and all the others appear to be absentee run as well. I think penalizing trash going forward so there is incentive to be neat and contacting the other landlords to try to seek collaboration as Zach recommended is the best approach. I know every market is different, but I'm in a market where multifamilies are receiving 15-50 offers and everyone is going well over ask. It appraised for well over what I paid. I'm lucky I got in, but now there are things to work out, and that's what I'm trying to figure out. I'm just glad the problem is trash, not plumbing or foundation or something severe! Anyway thanks for your input as well, Sue!

Very good thoughts, thank you!!

Hi, I recently purchased 2 quads and a tri and am really excited about this new property. The only problem is, there is trash everywhere on the grounds! It's really bad. I have considered charging tenants for any trash we have to pick up, but the other issue is, there are neighboring quads and tris, and the owners of those do nothing about the trash. Does anyone have advice on how to solve this issue? There are even old mattresses and tires laying around, but since I don't own ALL of it, I can't really remove it. However, I feel it negatively impacts my ability to raise rents, get better tenants, etc. Thanks in advance for any advice!
