Robert, don't worry yourself with the particulars of the taxation or business entities for now. You can absolutely get started with no LLC and may keep you from learning that much more about the basics.

Perry, how high are some of these interest rates? I may come from a more conservative background, but I would think that getting out of "consumer" debt is a very high priority. There is a difference between an installment loan and consumer debt.

Tony, welcome we are very glad to have you. I think it would be wise to not veer too far from 70% as that number is in place to help people not lose their pants if all goes to pot (you've got lots of wiggle room). Are you finding it next to impossible to find properties in this range? I would start your venture on one with room to spare until you get some experience and then you'll have more freedom to adjust your profit desires from there (move closer to 80%).
