My strategy would be to purchase a under 20 small multi unit near a major attraction in Atlanta and use my credit and and cash to leverage getting a light rehab and rent have the units out to longterm tenants to pay down the debt. Then use the other units to airbnb out to maximize the cashflow  per month. Then I would investment my cash proceeds in to smaller property flips that Juan jackson is talking about to make bigger profits every 90 - 120 days. Then start building my flipping experience.
