California is a special case where tenants are protected much more than LL's. You could need serious reserves and access to cash. If property values fall and you are forced to sell you would be wiped out. Other than that you can make a serious return with relatively few properties held over time. 

I invested in the Bay Area -buy and hold- for 30 years and did well. Just don't get over extended, always have money!

Thoroughly vett the applicant and make sure they are aware of the process. Past land lord and employment. No open houses, don’t allow your daughter to work alone. Cameras help. All the best! Don’t take short cuts, eyeryone says they need to see the place and most don’t deserve to.

Too much "fake it till you make it" going on. People think they can succeed without even realizing you need a proper foundation to build anything worthwhile.

I have charged a non refundable deposit equal to monthly rent to hold a property for a few months. Another time we just did a lease, tenant paid on time for 7 months and never moved in, and asked we terminate the lease, which we did. Charged no penalty and returned the security deposit. The place was rented to a new tenant without any vacancy. Sometimes it is good to be accommodating as long as it does not cost you any revenue.

They are selling Blockchain as the security differential, it is the latest buzzword. Not a bad thing, that is how distributed databases were secured 40 years ago-also with math. In case anybody wanted to know that🤓. It has nothing to do with the financial performance of the offering.

Metal roofs are highly recommended and should last for a long time I'd want everything to be gone form the old roofing and everything inspected properly before the job gets started. I would also check references and make sure the installer is licensed and insured.

Roofing has more variables-disappointments- than even plumbing and you want it done right the first time. Make sure you are dealing with a reputable contractor or keep looking till you find one. IMO 7k sounds too good to be true! Be careful how much they want in advance. You may never see them again. All the best!

Stick with it Nick your next deal could be right around the corner. Look into a local REI or Landlord Association and network with the local investors as well as hanging out here. All the best!

Do all of the things that have been suggested and always remember the mantra "better to have no tenant than a bad tenant"! Never compromise.
