Can anyone recommend a flooring distributor in Palm Beach County FL?

Guys- unfortuantely I was not able to attend b/c I was out of town all weekend but I hope to make the next one. 

On another note- can anyone recommend a good lender/mortgage broker?

I am about to purchase my second sfr rental property. I would like to put down 20% however it will not be owner occupied and I've been told that for investment properties lenders require atleast 30% down. Is there a work around for this so I do not have to put 30% down?

I am interested in attending. Are there any requirements?

Glenn- I purchased a 2bd/2ba condo 6 months ago in WPB for $120K. I currently rent it for $1375 to a co-worker and his wife. I am giving them discounted rent b/c he is a friend and will help fix something in the unit if needed. Fair market value for the unit is probably $1450-1500. 

Overall, prices have zoomed up in Palm Beach County however since rent growth has also been strong the numbers still work.

Jason, 

What about the cost to fix all the electrical outlets? Did you go ahead and upgrade them and if so did you pay out of pocket or did Roofstock cover it? Same goes for the certification?

If those expenses were paid out of pocket did it screw up your yield?
