First time I heard of it, but I tried it, it seems pretty accurate for my area.

I disagree, I know plenty of people in the PA area (including myself) that want to get as far away from the city as possible. I enjoy clean air, open space, quiet nights, food from my garden, my fire pit and I wouldn't trade that for anything the city ever has to offer.

In my area water, sewer, trash HAS to be in the owners name. I just average it into the rent payment and use it as a selling point. The lady from the township told me they can actually lein those payments against the property too.

My experience with reno is whatever you think its going to cost, multiply that number by at least 2 or 3 times.

Brad - I'm curious (even though it's probably an arbitrary number), how much more was the new black pipe after the meter?
The black pipe (to furnace and water heaters), in un-finished basement was about 600 each unit (parts & labor). Calling the gas company about the meters is a good idea too, ours used to put meters in for free, but they changed their policy to 800 each. Ouch. But total price was roughly 1400 per unit which I though was fair.

I just had this done. 800 per meter. That's just the meter, thats excluding all the new black pipe after the meter. That's in Lancaster, PA.
