Neighbors are the best source. Especially if the property is in bad shape and you tell them that you are going to get rid of the eye sore. I have had neighbors help me call relatives and everything to get to the right person.

Lyall Storandt Yes it will say their name however sometimes when going through just trying to blanket an area I don't always check.

Hey Abraham I have tried it before. Right near me are a few Spanish speaking communities. The only thing I have found is when sending the letters to the owner it actually goes to the person who rents the place out (lots of rentals in these area's). Most of the time they do not speak Spanish haha. I could see for example if you lived in Miami where many speak Spanish it could work really well.

Hey

I am not a commercial expert but I look at commercial/ blocks ect differently than just one house. I find the people who want to buy places like this will sometimes pay more for the place as long as the cash flow is there. I would say 70k is not bad and you could probably get 700k for all of it. Try finding some hedge funds or big cash buyers in the area and see what they will offer.

Ya I agree I see a lot of people hating and it could just be the area I live in but it works for me. I should also say the way I look at it is its passive. Even if I had to spend $1k on paper ads to get 1 deal it would be worth it for doing zero work in my mind.

Hey Nick I know other wholesales who will hit an area 7 times (over a longer period of time) same list. They get deals every time. People forget, loose your number ect. I will say I usually mail a new updates list and then an old list every month to keep it fresh.

Hey Bill I am not in your area but I have been targeting slightly older homes recently and have been getting plenty of leads. I have also been posting in local classifieds and have been stunned with the amount of responses I get. Usually gets me 1 solid deal a week. I think the older generation tends to read these penny savers, local papers ect and it has given me a bunch of motivated leads.
