Start going to local meetups and join a REIA where you can connect with other investors and someone will have money there, but just no deal. So partner up with them when you find a deal. I would outline what they are looking for and what you are ahead of time to make sure you are both looking for a similar thing vs getting a great deal, but that's of no interest to the person that's going to partner with you.

Thank you, that’s a great idea. But currently I am just aiming to actually find deals and get a feel for it, my main question is: is it alright to email or call homeowners and talk about buying such as making an offer without actually going through on the offer. Or also talking to an agent about the current market and looking at deals that they gave me but not actually buying them. Or is that just wasting peoples time and I shouldn’t do that? 

I want to get a feel for finding deals and also that feeling of rejection before I go in and start showing the deals to people. I really want to get out there and start getting active in the community with out any experience or money.

I want to start practicing finding and looking for deals via emails and driving for dollars. I also want to get a feel for making offers and how it feels to get rejected but currently don’t have the capital to actually be able to follow up on the offers I would make.
I’m worried if I start making offers and looking for deals just for practice rather than actually following through completely it could leave a bad image and have people see me as someone who flakes/ never follows through later on for when I’m looking for a deal I’m actually ready to buy. 

Could someone let me know if I will be fine doing what I said or of other ways to practice finding deals on and off market deals?

I am new to everything, don't even have a property yet but plan to get my first in the next year or 2. However, I am concerned about how to find a market that is right for me, I am looking for somewhere relatively close but I don't know how I can find cities that are growing without having to look up every city in my state; if someone could give me some pointers on finding a market that is right for me that would be awesome.
