@Scott McGadden if you sell consider rentals in the Temple, Texas area. Has been a really solid market for myself and my clients.

LTR's are tough to lease right now especially now that school has started. Getting it on the MLS will help get more eyes on it for sure but mostly ensuring that the place is in pristine condition and priced slightly lower than your comps will help.

New home builders are offering everything they can right now. It won't be a forever thing but it is a great opportunity right now.

Depending on your strategy I lean more towards SFH only because duplexes are harder to resell
