Hi Zoey!

Have not done wholesaling personally but below are the things I would do to find leads that would then be on you and your sales skills to flip into motivated sellers. Hope these just help get your motivation back and ideas flowing!

A lot of the methods I would suggest involve Cold Calling so I encourage you to get really good at making cold calls and have a solid elevator pitch without sounding robotic. You will get A LOT of rejection so be prepared!

1. Get Real Estate License (even though you don't need it you get access to the MLS)

2. Get lists for previously listed properties that never sold and cold call to sell quickly for cash and no contingencies etc...

3. Direct Mail Campaign (Expect low % success but got to get your name out there!) then Cold Call everyone you sent a direct mail too

4. Drive Neighborhoods find neglected properties and door knock or cold call the owners if they are long distance or not living there

5. Set up a good website and explore SEO, AdWords, and click-funnels. When people search "Sell my house" how can they get to your website?

You're my first response here on Bigger Pockets and I'm very excited. I have much to say and by no means intend to offend but am a bit taken aback and possibly confused as to the purpose of the forums. I mean, what else is the "new members introduction" forum for other than for my first BP post to share my backstory and future goals and aspirations for Real Estate? The subsequent desire and potential wish to maybe meet people was merely a small factor of the introduction post. Maybe this came across wrong and for that I apologize.

Anyone who cares to continue reading and to analyze deeper... I have almost $400K equity in my condo that I'm ready to make moves for investing with. However $400k is merely a drop in the bucket in NYC, and is near impossible to get into multifamily at that budget in this market. Maybe D.C is the market for me...(for example)... I didn't plan on my first bigger pockets post to go into this much detail and vulnerability but if I am to be discredited so quickly as merely a meetup request then maybe i do need to provide more detail and transparency.

I'm always excited to meet new and talented RE brokers, so if you have some experience and network into some multi-family investments in D.C. or VA area I would love to connect!

Hi Everyone,

Long time follower first time poster. Looking forward to getting to know some of you!

Almost 6 years ago my wife and I moved to the USA with the goal of getting into Real Estate, specifically multi-family investing, but we expected to start as a Real Estate Agent etc... Long story short our plan didn't work out exactly as we hoped, but everything was a blessing in disguise. We did not get involved in Real Estate as soon as we thought, it was especially tough with no network, no family or friends, not to mention immigration challenges preventing my wife from legally working for almost an entire year.

Thankfully we persevered and in the end, both my wife and I have landed some lucrative tech sales roles over the 5 years we've been here, beginning in Florida and now settled in New York City (I know, I know, who would pay so much to live here!?).

Last year we bought our first condo. I wish we had bought a multi-family property, but my wife was desparate for a place we could make home after moving every year for 5 years, we needed to put down some roots! PLUS mortgage rates were 2.8% and prices in the city were still recovering from covid so we got a great deal (150K below what it was in-contract for pre-covid).

We are finally heading home to New Zealand for our first visit in 5 years this December, but come 2023 we are ready to make some move's into the multi-family and rental property world. We would love to meet some like minded friends and potentially partners in our Real Estate vision! 

Looking forward to connecting with some genune and like minded individuals who enjoy good conversation, good wine, and good company!
