I would assume that you do everything you possibly can during the screening process to ensure a stable renter. But things do happen in "life" and renters do become delinquent in more ways than one.

In the instance of late payments or complete failure to pay, and eviction is inevitable, what are the laws regarding eviction and are there laws that protect against eviction?

If so, what are the ways around it and how can one ensure that an out-raged tenant doesn't become destructive?

Obviously laws vary based upon location. I'm in the Los Angeles area.

This topic has raised some questions on my end. They may be very basic in structure but I gotta ask them anyways.

What are the most common issues in management of a SFR's out of state?

And with those issues, what are the main things to either limit or cure entirely?

I'd like to take a poll and see what some of the favorite sections for people are.

Do you enjoy the group dynamics more and conversation/communication through the various focus groups?

Or perhaps the forum and the ability to post topics to the larger community?

How effective has this site been to you and if so, what ways?

Diverse interests at the moment:)

Investment funds, analysis, commercial retail development.

Opposite side would be residential brokerage.

*my background has been in residential construction and a bachelors in City planning.

I've also been interested to hear further what people have been using in the industry to analyze investments. I have a few key books to guide through different calcs and analysis but also would like some sort of software that could compartmentalize each deal/analysis.

I've invested in an HP 12C manual and hope to get through the learning curve of Reverse Polish Notation (RPN).
