I'm on the cusp of purchasing a 3 bed 3 bath 1450 sf vacation rental in Davenport Florida. HOA is $500. Great resort community with pool and the works. Does that sound like a property that would cash flow at that price? My biggest uncertainty is monthly occupancy rate. I know it will fluctuate.
I'm brand new and first property so I'm a bit nervous. Any advice would help.

Can anyone recommend a short term rental property manager in the Orlando/Davenport Florida area? I'm looking to purchase a property and want a reasonable price, but quality and trustworthiness is much more important.

I just hlgot word that the last property was sold with the option of the guarantee. The property is Regal palms. Does anyone have any experience with this resort or with Oliver Thorpe who is the realtor? He seems like a great guy. The resort seems great too. I'm trying to determine if I manage it myself, then I should be able to get somewhere near the same occupancy and return on the investment as they were promising, right?

@Chai Xiong do you live near Orlando? How difficult is it to manage yourself? I live in north Georgia, so I feel like it would difficult to manage with the distance.

@Chuck Masters according to the real estate agent yes, profit. After all is paid for. I'll have to see paperwork on these "profit guarantees." Just wondering if anyone had heard of this.

I am new to investing. I've been trying to learn all I can about it and I am very interested in a townhouse that's in a resort located near Disney World in Davenport Florida. These particular townhouses are currently under construction. The one I would potentially purchase hasn't been completed yet. It would be available to rent March of 2022.
The resort allows the owner to manage the property, however they are telling me there is a program that would give the resort the responsibility of managing the property, but in return they guarantee a certain profit. The numbers they are telling me are VERY attractive. Does this sound legit to any of you? Has anyone ever heard of this? This being my first purchase, I am trying to be cautious.
