@Steven Payne So you self manage using cozy.co ? How many rentals do you do that with? How do you show the properties if you are out of town / state? Thank you for the info!

@Chris B. No offense taken! I am new to this. Our first rehab is coming online soon. I think finding a good property manager is definitely the way to go for now. Thank you for the information! Are you an investor in Waco as well?

How would one go about getting their house rented? We are going to self manage right now but need some help getting the property rented...finding excellent tenants, doing the back ground and credit checks, as well as get the lease signed.

Thanks for your input!

@Jennie W. - Thank you for your reply to this thread! Yeah my wife went to Baylor and we've been looking for rental properties there - but not for students - for people that work at the hospital and school. What we've found are a lot of slum lord type properties that were kept barely livable presumably to rent to students. Any experience with higher end SFR rentals in Waco?

@Pete Harper - Are you focused on multifams only for Waco? I've heard it's a tough market for that in Waco since students are the main customers and like you said - very competitive.

Would love to keep chatting about all this...
