I'd take out the washer and tell 'em they need to get their own. Or, if feeling mellow, might leave the working washer, remove the dryer and tell 'em they can use the washer but we won't fix it if it breaks.

As a buyer I'm happy look at the wholesalers' deals in our market. Maybe one day there will be one in the area I'm looking at and for the right price all at the same time.

Bill Gulley is being practical, when you said 'mad money', my first thought was a nice dinner with a good bottle of wine. Perhaps you could read a real estate book over the dinner... with a local experienced investor. Best of both worlds.

Post the economic melt-down we have rented to several tenants who had recent bankruptcies. They had jobs that would cover the rent, no other 'bad' behaviors, ie. history of eviction (HATE that), and since lots of people told them no before they got to us, tended to be appreciative, high quality tenants. Pending bankruptcy is somewhat different but would at least consider based on screening. A large number of bankruptcies are related to medical bills as opposed to profligate behavior.

Allstate cut us off at 4, Shelter is unlimited (so far) on both properties and on the umbrella.

Walked. 5 different heat and air companies said the inspector was a moron - cement ducts, of course you have temp fall off.

I use a free blogger account to list homes for rent. Low volume, low maintenance, just point to it if I have something going on. They have a wide variety of templates... you can look if you wish,
