Hi All! I am looking for the right program to begin keeping track of expenditures and receipts. Currently we have a custom home/spec home business and we just purchased a few rentals which will give us another LLC to manage. I would like a program that allows us to manage the finances for multiple businesses. The important factor is I want something that allows me to take pictures of receipts and then send them to the program through an app so I don't have to keep track of the paper copy. The #1 important factor is it needs to be user friendly. Any help and advice is appreciated.

I am a real estate investor in Cape Girardeau, Missouri. Up til now, I was mainly doing new construction customs and specs. We purchased our first multi family last March and I am looking to get more into single families in the Cape Girardeau area with an emphasis on student rentals. I am looking for anyone in the Cape Girardeau area to network with and get this journey going!

Scott: Ask me in about a year. LOL. We just closed on our 11 unit last week. Our building is actually located in Jackson, Missouri, which as you probably know is a sister city of Cape Girardeau. All 11 units are 1 bedroom, so we are geared more towards working class or single/elderly. I would classify our building as a C- building right now. We have a little work to do.
I do think there is some potential in Cape Girardeau and I am looking that direction myself. However, I think the apartments for students is a pretty saturated market. I am going to look more towards 3-5 bedroom single families.
Let me know if you get more serious about Cape. We are in the process of getting a group together for monthly meetings.

Makes a lot of sense. Thanks for the feedback. I've been concentrating on figuring out what areas of Cape to concentrate on prior to pulling the trigger on something. Just out of curiosity, on your first baseball house, were you able to do the BRRRR plan?

Adam. Thanks for your reply. I do understand the 1% rule. However, I was curious if anyone has had any success with any single families where the 1% rule does not quite work out. For instance, there are several houses in our area listed between $100k and $120k that would rent for around $900.
