I'm looking to create passive cashflow in the near future instead of only acquiring quick cash in rei. So, I want to rehab and rent out. What are some things to screen my potential tenants for so that I will be protected and have dependable tenants? Any help/suggestions?
I was also wondering if the market is good right now in Germany. My husband and I are thinking of moving out there in the next few years and I was wondering if I would be able to continue my real estate investing.
Does anyone know what the current real estate market is in South Africa? I have family over there and was looking to invest. Where could I look to find out this information?
If I did a double closing, would I have to pay closing costs?

Has anyone attended the rich dad advanced training courses? They cost several thousand dollars, and I was a little skeptical. Has the training helped anyone or would you recommend real life experience?
Hi everyone, I'm interested in investing in pre-foreclosures but know that I don't have the education required. I'm wondering where I could find a mentor to help guide me and show me how through real life experience. I was thinking of shadowing a well seasoned investor on a few deals so that I could witness the event first hand. I wouldn't be interested in gaining a profit, just the opportunity to learn. I'm from the Houston area in TX. Can anyone direct me to someone that could help?
Hi everyone, I'm sure you've all heard it before, but FEAR is simply false emotions appearing real. Whenever I start to feel intimidated or overwhelmed, I just tell myself that these feelings don't have to exist if I don't entertain them to linger. It really does help. From there, I can just set these feelings aside and get my hands dirty. Sometimes I amaze myself with what I've been able to accomplish through negotiating with complete strangers, etc. I'm pretty shy by nature but investing seems to bring out my ideal self. Funny how that works...
