Thanks for the welcome! I actually got my real estate license in the mid ‘90s. I never did anything with it, but figured when I bought a house I’d make back the couple-hundred bucks. I put it in inactive status just in case (but went into the big pharma world instead). From everything I read, if I wasn’t actually working in real estate, it was better to let the license go … less disclosure required when making offers/buying investment properties, etc…
Boy was I right about making back the investment to get the license! Just having that knowledge saved me Thousands when buying my three homes. I’m a newbie investor, so far as investment properties, but my first two home purchases did very well. After living in each for a couple years, I was able to add about 170k in equity to my name. I know that was probably riding the wave, but why not repeat that with investment properties right?!

I have a plan forming in my head, but nothing down on paper yet. I’ve been reading several books on flipping/pre-foreclosure/REO, just tough actually putting all the pieces together to get that first investment property - that's why I was so happy to find this site!

Wow! I'll take you up on the cup of coffee ... just let me know when you'll be in the area... my day job is a pharma rep, so unless I have a lunch scheduled that day, I can pretty much set my own schedule.
So far as the contacts/team, I'll take those names too ... I'm just getting started, so I'd love to know your experiences with the folks down here. I've bought three homes so know a few folks, but they were more residential focused it seemed, not investor focused.
Re: Which areas, I've gone to Green and North Albemarle ... I'm sure you know about the new Lowes/Walmart in the Green Co./Ruckersville area ... it's growing up there (pretty much everywhere around C'ville)

I'm happy to join what seems to be such a positive online community and am looking forward to networking with others - especially those in Virginia. I am voraciously reading and am sure I'll learn tons from everyone here! I'll be investing in Charlottesville, Lynchburg, Danville and Martinsville VA and all areas inbetween (just so happens that my day job has me traveling to all these areas).
