My suggestion would be this:

Do not invest until you learn how to do it, unless, hope and speculation are your investment leitmotiv. I know this may song deceptive, but unfortunately it’s a good advice.

Now, assuming that you know what you’re doing:

What would be your exit strategy on this deal, should you buy it? What’s your plan? People buy multifamily for different kinds of. reasons. It’s important to have that reason upfront. Then, only then someone would come up with a strong recommendation on how you could go about the transaction.

You said this: “I realize that many of you would say don’t do it, but for my area, this is a good deal.”

Question: How do you know?

A fourplex must be analyzed in two ways:

  1. 1/As a residential (Check for comparable in the area just as you would do with single family)
  2. 2/As commercial (Use the income approach)

Then make your offer based on the lowest number of the two.

If the two fourplexes sit on the same parcel with the same tax id# (that would legitimize the 8 unit consideration), they must be analyzed as commercial. If not, use the comparable approach for each 4 plex.

Preformat is typical for hope and speculation. You must buy on today's NOI not on something that you hope for.

How would you handle a type of Tenant that keeps your property nice and clean, treats the Landlord with all deserved respect, but is always behind on Rent?

One of me leads is open to a Master Lease Option on a multifamily deal. How do you property structure a Master Lease Option to be a Win for everyone. The property is a 6 units fully occupied but owner is tired of being a landlord. How will I make money in the deal with a Master Lease Agreement?

The other issue is that Property Managers are hard to found  in the close proximity to the subject.The ones we contacted dont want to go beyond 30 miles radius.We dont manage our own properties.
