Kurt,

I had recently tried a few CRM's (Zoho, RealtyJuggler, etc.) and have found that a self-installed SugarCRM seems to be a good (Free) start. If you have anyone with some tech skills, or a hosting account that has a script installer it is not too much of a hassle. I can assist you in that aspect if you need it, just PM me.

I got an offer for a 30-day trial for Drenex.com. It run by Fabian Calvo from The Note House. Anyone have experience with this database? A few of us are interested in PL's and NPL's and I thought this might be a good way to find some.

How about FCIExchange? I think they are a similar service.

Hello All,

How does everyone finance their investment properties? I was told by my lender that rents received are no longer credited on your debt to income ratio. In order for me to buy another property, my lender said I would need to be able to cover the payments for my two current mortgages as well as the new one on my D/I.

Is this true? If I have cash for a down payment I can't get a 3rd loan without qualifying for all 3 mortgage payments?
