Welcome Larry. I too am a newbie. I have learned so much from BP and I'm sure it will help you out also with all of your real estate questions. Using the search feature to pin point what you're looking for has greatly helped me out - hope it does the same for you. Good luck!

Hello everybody,
Greetings from Austin. My name is Larry Powell and I'm a brand new investor. I've spent the last year getting educated in this business and most recently, I attended an excellent boot camp that was lead by Phill Grove, who's a well known and highly respected investor here in Austin. He also speaks at investment clubs in other parts of the US. I've only been in this area for going on two years and I love it! This city is doing pretty well right now, all things considered. I've got a lot to learn so I'd love to hear from investors who provide mentorship. I'm willing to bird dog, wholesale or do project management for splits. Happy investing.

I'm a newbie wholesaler in Spring Hill Florida. I have no formal education in RE. What I have learned, has been from BP. Excellent website!

Right now i'm attempting to wholesale and assign properties. I have cash buyers - just need the props and i'm working hard on that right now.

I would very much appreciate it if a "few" BP wholesaler members wouldn't mind being my personal "call to" person - just in case I have any issues with something. I promise not to annoy any of you...

In the future, I hope to become a landlord. I would like to own an apartment building(s).

If anyone on BP or in my area is interested in partnering up, networking etc., shoot me a message.

Thanks to all BP members for the advice and information you post to this site.

~Deb

I don't know if anyone has tried this method. But it works for me.

I call every "rent to own" and "lease purchase" phone number and reply to every "rent to own" and "lease purchase" ad I see online. Doesn't matter if it's out of my state.

Out of 10 calls or replies I send, on average I received 3 call backs or replies.

I have obtained 9 cash buyers so far.

I haven't tried bandit signs because my area is already saturated with them.

I'm new to "wholesaling". Learning everything I can on my own without buying "courses". BiggerPockets Forums have been my "education" and i've learned alot. I know it's all about the numbers. Here's my story. The short version...

I was on my way to town yesterday and saw many homes empty, but one caught my eye. Overgrown yard and pieces of the house hanging off. The house was vacant. I stopped and wrote down the address.

When I returned home, I jumped on the internet and tracked down the owner (which lived out of state). Took about an hour.

After getting up enough nerve (took about 2 hours), I called him. Had my "papers" ready to fill in with answers from the questions I was going to ask.

The first thing he did was lie to me! He said he was a friend of the person I was calling for. Then after I told him why I was calling he snapped at me and asked me if I was a "realtor". Imagine that.

After speaking to him for a few minutes, he began to open up to me and stated that he wanted to wait till the market picked up to sell the property. I told him I understood that.

The assessment I looked at was $69,000 for his 2/2/1. He said he wanted at least $150,000 for it. I informed him of the housing market here locally and he said if he decides to sell it, he'll give me a call.

Even tho I did not get a contract on that property - I now have the courage to continue going forward! Wow was I nervous!

I just want to thank everyone on BiggerPockets for posting the information they do. You rock!

:D
