Thanks for the great welcome!  The house was a family property that we lived in while the kids were young.  It needed lots of updating and repairs.  Took a while to get it ready for a tenant.  We could live with the "issues" it had but didn't want to have tenants with big problems still needing fixed.  Moved to another house and little by little fixed the problems.  Glad it's finally ready.  We are hoping to buy another rental fixer upper in a good neighborhood and slowly build our retirement.

I have been reading the beginners guide, it's a lot of information!  I do work full time so this is part time for now.

Also, anyone in Jacksonville know of any REIA clubs? I am looking for a good A/C company, anyone know of someone reliable?

Hello. New to real estate investing. We've had a vacant house for about 1 1/2 years and have decided to use it as our break out property. Our first renter is moving in next month. We're very excited and a little nervous. Crossing our fingers and hoping all goes well.
