For capital gains payments, it depends on how much you make that year. For most people you'll pay 15% unless you're in the highest income bracket, then it's 20% for Washington State.

Very excited to start my first flip. 4 Bed rambler in the Seattle area. I have a few questions:
Home was built in the 60s. The original hardwood floor in the common areas and bedrooms. And two layers of carpet over that. Is it more cost-effective to resurface the original hardwood or just get new flooring throughout?
I'm planning to start the projects with the exterior first, then moving inside. Does anyone have a different process? What projects do you save for last?
What is the one best way you've found to save money when flipping?

I'm in Washington State. I'm an investor looking to fix/flip. What benefits will I have if I get my license but do not work out of a brokerage? I've been researching and sounds like I can't even get access to the MLS without being a part of a real estate office.
Can someone with knowledge of Washington laws share some knowledge on this? What can/can't I do? Regarding finding, buying, wholesaling, etc.

Couldn't help but notice a large part of being successful in house flipping is analyzing data. However, organizing this data is very time consuming.
What data aggregators are people using to find deals? I can build a spreadsheet myself but plugging everything into it takes a ton of time. Also finding out what has recently been sold, which markets have increased/decreased their time on market, gone up/down in price, and other factors seems like a daunting task manually.
