you could be looking at 3+months of repairs on top of another 3+ months of it sitting on the market if your hunting top offer. Apple's to oranges there's nothing wrong with a quick flip if it means your peace of mind, but I've been known to roll the dice, and theres nothing sweeter than when a plan comes together. Pretty vague I know but no need for details, you got this!

What if your have the successor of the estate wanting to sell the property but the squatters cant be removed by the police because they were invited by the successor's sibling, which then turns this into a civil matter. My question is once you possess the deed can you simply have the squatters removed by the officials without this matter being tied up to long in court.

Hey Kevin, I'm in Ridgecrest also which is great because we're far,few and in between in our dusty little town, but a town with a wealth of potential. I'm new as well to investing, my area or "niche" as they put would be wholesaling discounted properties and so far a lot of activity, a lot of calls which is promising, but no action so to speak but my day is coming. I also have a life long trade in residential construction in which I've always inspired to be in real estate. So with that being said I may have a little insight on your situation. I think Its a great deal if you and your family can occupy one of the units given were their location is maybe raise the rents so you have some passive income coming in because even if you don't mind paying a little into your investment, your tenants can make it a nightmare once damages, repairs, missed payments etc. or even to renovate for your next tenant so make sure it makes money that way all the hassle seams worth it. So hope that little insight helps some and contact me lets do lunch get to know one another, I've done a lot of leg work but networking is something still on the "to do " list. Happy hunting B.B.
