I’ve done work for a lot investors in South Side, so you can find potential there. College Hill should always have potential, done work for investors there as well. Potential for a lot of turnover with students from Lafayette. Easton is much nicer and safer than it used to be. I wouldn’t feel unsafe anywhere there, but keep your eyes open.

Glendon can have some depressed areas.

Thanks Asif. I own a sfh now, and hope to find more. Good luck in Easton. I have a lot of experience with permitting in the Lehigh Valley, let me know if I can answer any questions.

Permit fees in the City of Allentown are based on the size of the property and the estimated cost of the job. They usually treat multi units as "commercial", and charge more for the permit. I have a rental property in Emmaus, PA (near Allentown), and I paid a plumber to remove the tank as part of converting the system to natural gas. It was a while ago, so I don't know the cost. Try a plumber first, unless the tank is not attached to anything.

Hello,

I am new here to BP. I own a rental property in Emmaus, PA that I've had for a while, and I am now ready to get serious about growing my portfolio. The forums and podcast have been go-to for me lately, so thanks for that info.

I plan to focus on the East Penn school district, and find deals to rehab, buy and hold. I don't know if market is too close to the top for deals to be found? I hope with some creative thinking I can find some things.

I am interested in hearing about any local meetups.
