 All that generally is required is an insurable interest.  To my mind, you have an insurable interest but I am not writing the policy.   Much success.  Bob

Str, assuming it means Short Term Rental, is an airb*b type thing.
Ltr, or assuming Long Term Rental, is providing housing for people.

Greetings:

Likely hard money is the answer -- it has a faster turnaround and is asset based.  But, you must have the money required by the site within X hours of the winning bid. This means you need to line up a source of funding today for the auction at the middle of next week ... you get the point -- no last minute looking for funds after a winning bid.

The issue becomes how long you want to borrow the $$ for. Fix and flip? buy and hold? How will you and when will you pay off the hard $.

The more detailed your uncertainty, the larger the can-of-worms potential. A title search can identify anything filed affecting the property but ... some states use title companies that do all of the work, others use attorneys to read all the documents and figure out issues/problems.
Other than that i cannot answer your question more directly.

The IRS could hold a lien. Good for 120 days post ckosing. If they assert, they will give you back your purchase price. Right of redemptionin each state and county for tax liens vary

 I know what I think it means but what I think it means doesn't necessarily mean the county agrees with that. Why not do the simple thing and just call them up and ask them what they mean  ?   Much success.   Bob
