Hey Kayenta, your 26 years of contracting experience is a huge plus for flipping. Hard money + HELOC is common, but be sure the terms and carrying costs work for you. If you still want a partner, try local meetups, I host one in Norwalk CT—lots of investors need a trusted contractor. Just stay conservative on ARV and rehab budgets, and you'll be off to a strong start. Good luck!
