That is for sure something that has crossed my mind while looking into this deal. The land is an area that has exploded in the last 5 years. I don’t think I would have a problem selling the land. Land is something that doesn’t come up for sale very often around here.

I spoke with the realtor and there are currently no deed restrictions. Thanks for the advice on the minerals rights that’s something I didn’t even think about. I don’t see there being oil on the land but I need to find out if the mineral rights come with it.

I have spoke to a few friends and family members and running livestock on the land was for something that we looked into. I really appreciate all the advise!

The land is outside of a small town that is expanding that way. I spoke to the realtor and the land does not have any deed restrictions. Does this mean that I could develop the land for commercial or residential use?

I would bed speculating more than anything. As of right now the land has zero deed restrictions. I would probably want to put some kind of live stock on it for a little while to help make the payment.

Hey guys, 

I’m new to investing in real estate. I’m constantly looking for houses to flip or rental properties. While looking for deals I a came across some raw land that is currently in farm land. The land is in a growing community. I have contacted the agent but the problem is I don’t even know what questions I should be asking or even how to evaluate the property to find out if it is a good deal. Any advice would be greatly appreciated.

@Kevin Sack Thanks for the info. I knew there were a few motels that have been built on the North side of town. I heard there was a Starbucks going in over there too. I have many friends that live in Clovis so I hear about the commercial growth sometimes, but I didn’t know if the residential was growing.

I had heard Clovis was having some commercial growth I didn’t know if the residential was going up any.

I feel like Lubbock is a great place to invest in. Like you said we have the major hospitals and university’s another thing that I have been thinking about looking into is Airbnb properties in Lubbock.
