Post: Tax Credits With Purchase of Leased PV System?

Hello BP:

I recently purchased a home w/ an existing photovoltaic lease. The lease was not transferred in my name, and I refuse to take over the lease due to less than favorable contract terms.

I'm interested in purchasing the system and wondering if I'll be entitled to any state or federal tax credits?

The system was installed in late 2012.

I checked w/ two local CPAs and the solar company, and none of them had definitive answers.

Thank you!

Thanks for the responses everyone! I'll look into installing separate meters

Hello BP!

I recently purchased a 2 unit SFH and will live in one, rent out the other. The house has 1 meter each for water and electric and I plan on including these utilities in the rent.

Couple of questions:

1. Should I advertise the rental unit w/ utilities included, or specify the base rent and include a fixed cost per person (or something to this effect)?

2. How do I encourage conservation of the utilities to minimize my expenses?

3. Other tips/ideas?

Thanks!

Thanks for the tips, Bill. Seller asked for a 2 month leaseback. Are you suggesting 6 months is better?

Hello BP! I'm a first-time home buyer and very green to this real estate investing thing.

We found a good SFH rental that we recently put an offer on. This is a 3 unit SFH, where we'd live in one and rent the other two.

We submitted an offer a few days ago, but now the seller is countering w/ a leaseback. They're asking for 60 days so they can find themselves another place to move in to.

Wanted to get your expert advice about leasebacks in this situation. Is it recommended? Are there other options? If we proceed w/ accepting a leaseback, what should I include in the offer and terms?

Here are some details:

Estimated PITI = $3700 for all 3 units
Est. Leaseback Rent = $2400 (for the 1 unit the seller would occupy)
My current rent = $2000

Thank you so much everyone!
