My rental in the Hideout has been doing really well. We bought right before the prices went up. I still think there is opportunity there. Many houses need to be updated. Might not be as lucrative in terms of BRRR but you will def make good rental income.

On Inspection, mold found in basement along the bottom two inches of the wall, thought to be secondary to a water heater leak in the past. We asked for money off the purchase price. Seller wants to get a mold remediation estimate. The company wants $160, to go to the house. Who should pay for this? This is a cash deal, however the sellers seem content on taking their time.

I am closing on a vacation rental in the next week. This is a BRRRR property that will be used as a vacation rental. It is very out of date and will require a good amount of cosmetic work. What criteria do you use to determine if you should replace the kitchen cabinets vs paint them. The current cabinets are shaker style and are in ok condition, but you have to really pull on them to open bc of yrs of grime. Also, what are your thoughts on replacing white, functioning appliances with stainless steel? Since this is a BRRR vacation rental I feel like we need to treat it more like a flip in terms of rehab quality.

Thoughts?

Hello All! I just bought a property in The Hideout that needs some TLC. Plan is to BRRR this property. I have heard about the Pocono Promise and I am looking for recommendations on Contractors in the Poconos Area who will actually show up.

For those who invest in STR in the Poconos do you use a property management company or do you manage the bookings yourself and just have a cleaning company spruce up in between. I am looking in the Lake Ariel Area, Pocono Summit and Arrowhead Lake. I am looking for my core four in this area. If anyone has recommendations on contractors, Property Managers or cleaning people I would really appreciate the help.

When you say, have one or two lenders lined up in advance, what do you mean exactly? The question I think she is asking and that I would like to know is HOW do you line up lenders BEFORE you have a property to show them? what numbers do you give them to line up the financing?
