Thanks @Kim Coleman for the quick response, I keep hearing about success with Sub 30k properties which would require me to pay cash since its so hard finding financing for Sub 30k. I would love to hear from BP members in Baltimore on what they would do in this situation. 

I have $50,000 and I'm looking to purchase my first investment property in Baltimore. I'm lost because I don't know if I should purchase a Sub 30k property in cash or should I try to find finance for the property. Any information from you guys will really help me out.
