A motivated seller agrees to do a Subject-To existing loans with me. My exit strategy is to find & install a Rent-To-Own Tenant/Buyer in a Lease With Option To Buy scenario. When closing the deal with the seller, how is the title insurance handled? What are the PROs & CONs whether to buy it or not? Can I (the REInvestor) use funds from the T/B to buy title insurance? If so needed or recommended, what TYPE of title insurance should be purchased? Thanks.

When doing deals between the seller of SFRs and the buyer and me (the REI) . . . whether it is a Sub2, Option Assignment, Land Contract, Lease Option, AITD or Seller-Financing . . . where & when are Residential Mortgage Loan Originators used ? If so, how do you find local RMLOs? What are their typical Fee Schedule? Will using RMLOs satisfy the Dodd-Frank Act?
