Jason Grote Supposedly 82% of revenue come from the 2-7th contact with the prospect in any business. How many companies have we dealt with through out our lives that have never followed up after we purchased something from them? I'm guessing 99%!!!!! So call every single phone # back NO MATTER WHAT!!!! You never know what they are thinking. That phone call could be worth thousands! ;)

Michael I use usleadlist call and ask them for probate or inherited counts in your area. Tell terry or lance that you heard about them through Sean Terry's podcast and you can get A discount of 10 cents. Something like a 1.35 a lead. They have the best list IMO. They also have letters you can use.

K. Marie Poe: The contract did work as far as I know... I had 30 day's to sell and couldn't do it in that time frame. I actually would of sold it about 5 days after the contract expired... anyway the lady's son thought she was selling to low so she started harassing my brother and I. Threatening to take legal action to get out of the contract. Being new and not fully understanding contracts I was freaked out. She SAID that she took it to her attorney and SAID that we were legally able to sell it. I felt better after that BUT, how do I know if she ACTUALLY took it to her attorney? The answer is, I don't and I will never know.

I told myself I'll never not be in control or be put in that position again.
Hence the 7 page attorney contract... not a 2 page supposedly 50 state legal internet one. Now if someone was to ever threaten me again I'll just say talk to my attorney.

I just wanted Michael to understand that I was in a very similar situation.
This is about contracts and having an end buyer. Michael didn't understand his contract and neither did I at the time. He should be O.K in the end IMO.

Everybody makes mistakes in school, workplace, relationships, business partners and so on. I've seen it on here a 100 times over.
Not everybody is lucky enough to have a mentor... you have to make mistakes or you'll never learn and I would rather make a mistake jumping 2 feet in as opposed to never jumping.

Getting buyers first is a much safer way to go in this business I think we can all agree on but if you got a smokin deal it should sell itself with the right marketing IMO.

Yeah I love it here we get all the seasons and none of them are the extremes! What the heck is in Michigan!? Haha just kidding.

I tell the sellers over the phone that I have a 7 page contract not a 20-30 realtors contract written out by my attorney and I had him take out all the nonsense and keep only what's needed. They get excited about that lol.

I've realized that if they are truly motivated to get out of there situation they'll probably sign anything but shorter the better IMO. You'll see soon enough there are a lot of tire kickers out there.

I appreciate the responses. My attorney has been doing RE for 16yrs or so but wholesaling is new to him. He understands assigning and double closes but I'm not sure he understands wholesaling EXACTLY.

Yes, the basis is in transfer of title seems to be the problem area. I think I can assign the contract with no problem with as/is but not sure about double closing... I'm new to this but I have NEVER heard anyone or read ANYTHING about this when it comes to wholesaling.

When assigning I'm not taking ownership so why would I need a C.O? Do a double close I take ownership for a split sec. I can see needing one in that situation. There are no wholesalers in my area to talk to or REI clubs to dig up this info. I only care because it could prolong the timing of a quick deal.

Michael, I used freedomsoft's contract as well. I Won't use it ever again. I had a property under contract and within 2 day's the lady's son was freakin out about selling the house so she tried to back out and supposedly took it to her attorney. She came back to us and said you have until the date stated to sell the property at the agreed price and if not sold then the contract will be null n void.

I was in your exact position a few months ago. Nothing happened in the end. I decided to never let that happen again and got a RE attorney to write me up a 7 page contract not a 2 page freedomsoft P/S contract.

My attorney has even made a deal with me that I don't have to pay him until I get a few deals under my belt. Saving me a LOT up front, but now I can go into ANY situation feeling confident I'm protected by an attorney.

It's amazing the amount of weight lifted off my shoulders once I had talked to my attorney. I can't say they're all cool but at least I feel better.

I need an answer from a true wholesaler/investor. Do I need a C.O to assign/double close a property in as/is condition? I've never heard of wholesalers having to have one but my attorney said, that in SOME municipality's you need one. I know what you're gonna say... Listen to your attorney! I just can't get past the thought that I don't need one. I'm not buying the property to live in, I'm assigning it as/is. Wouldn't the responsibility fall on the buyer before he rehabs and sells back on the market?
