I think that doing commercial real estate (investing into an apartment complex is a great idea).

It can be very challenging on the first deal (I know it since I struggled when I purchased my first 55 units community a few years ago).

I've been investing in TX for years and I think cash flow wise it makes much more sense than 

Bay Area/CA. Also, you need to keep in mind that the laws and regulations are typically tenants friendly in CA.

There are many ways to invest out of state and you can find a better product out there. You are right about the property management it is hard to find a good one but it is doable. There are good property management companies...

You can also consider investing passively into someone syndication (apartment complex, storage facility etc).

I think you are absolutely right with your assessment of Bay Area market.

At the current price levels, it will be very difficult to find anything that makes sense. Besides the price to rent ratios the laws are typically tenants friendly in CA which makes it even more difficult...

I've been investing in TX for many years and I think it is still very good market to invest (Dallas, San Antonio).

Hi Shishir,

Buying 1 apartment is probably not the best investment strategy:)

I would rather look for a single family home in Atlanta, or invest in an apartment complex with somebody (syndications).

Investing 600K to get $100 cash flow doesn't sound to me like a good plan :)

I think you can invest it much more efficient if you just look out of state.

It will give you a much better price to rent ratio, plus in many states, laws are landlord friendly and not tenants friendly as in CA.

Hi Jane,

The rule of thumb, if you want to make money, is that you rent should be 1% of the purchase price.

Meaning if you are buying 150K property you want to be able to rent it for $1500. 

You can still find properties in TX that will give you that price to rent ratio... It is harder in DFW but you can definitely look in other major metroplexes (San Antonio).

I think the cash flow will be a very difficult product to find in the Bay Area.

Did you think to invest out of state? In my opinion, you can find better product/returns

out of state.
