Hello, Brian Bistolfo. I live in Louisville, Ky. BRRRR method is all I do. The market here is good and stable. Sometimes I'm amazed by hearing investors paying huge amounts of money in other states when you can buy here for around 50k that brings around 900+ in rent income every month. I'll be very happy to help if you are ever interested in investing in this market.

From day 1 F&G give you the option to pay them a flat fee or a percentage of the money they negotiate on your behalf. The reason I love this company is because their customers service is top notch and they deliver what they promised.When we started the process a year ago we didn't have more than 3500 that we pay them. During this year they got us over 120k in unsecured business line of credit. In that way we were able to purchase more than 10 rentals. Depending on how you get the money out of your CC you should not pay more than a one time fee of 3%. This fee and the upfront fee of 3500 is close to nothing when you take In consideration all the deals you can buy with that money using over and over again the BRRRR method. For the ones concerned about refinancing the properties don't worry. This Unsecured lines of credit doesn't show on your personal credit report. So the banks doesn't have a way to know about that debt. To the eyes of the bank you just purchased them with cash.

We concluded the second round of applications with Fund and Grow about a month ago.

We couldn’t be more pleased with the results. Luis and Donna did an amazing job. We got way more credit than the first time and we already closed on another property and are about the finished the rehabs of two other properties that we bought with the credit my husband got in the second round.

This process is totally worth every is how penny!

I know Luis provided amazing costumer service to Boris, he was very impressed. In my case I with Donna I did see that the costumer service changed, the response time was not the best at times like the first time. Donna explained to me that they now have more clients and work however that is not the client's responsibility. They have to hire more personal or figure put how to keep providing the same outstanding costumer service. Also, due to the high clientele, I had to wait a lot for my second application once I was ready to do it, since as I explained in my first review the inquiry removal process is not as simple as you will be told when you hire the services, and when the day came my HELOC was already showing in my credit report. Still, Donna did amazing job negotiations with the lenders. My husband and I have discussed to do this whole process again once the 3rd round of negotiations is done, it is that worthy.

This time I’ll hire Keydem for the credit inquiry removal because I do not want to deal them the credit bureaus again and let’s see how it goes.

I'm new in all this process I don't know if his property is listed in the MLS I'm going to ask them today. Every time I got someone interested in the property they said that they will follow the process but sometimes they don't. I've been contacting some of them some of them they don't have the credit or the money for the deposit.

Thanks for your response. To be honest the property has been listed for about 28 days. The problem I'm having right now is that now so many Property Management they want to deal with that area. When I bought the house I spoke with the previous owner and he had the house to rent it for $924 for as long as two years prior to sell it to a Section 8 tenant. In my listing Section 8 is welcome. It seems like the management company I'm using is not very good tracking the traffic this listing is bringing to the office. The property is currently listed at the Zillow Trulia and Section8. Com. He's also on the management company website and how you posted on Facebook. I posted on Facebook like 2 weeks ago and I'm having really good feedback. over 3, 000 people have seen this property and about a hundred and twenty have made an inquiry on it as well. Every time they text me I redirect them to the property management website or I give them their phone numbers or address for mor leasing information. PM is being showing this property and they said that they have been giving really good feedback.

Hello.My name is Boris. I recently bought my first rental. Is a single family house. I have asked some of the investors in my area and they say is a good price for the product I’m offering. However I listed in several rental markets and is also listed with a management company and so far I haven’t gotten a tenant. I would like some suggestions about what shoul I do. Should I lower the rent or should I find a better management company ? I’m also looking for a great management team that handles properties in the west end of Louisville. The property I’m talking about is a 4/1 has central AC unit and new flooring and new bathroom and kitchen. Also has a big off street parking garage. Please all suggestions are welcome.
