I recently read David Greene's book Long Distance Real Estate Investing and was amazed by all the concepts and strategies it was filled with. My first deal ever was in St. Louis, MO was homes are very affordable and I did a DIY fix n flip that took 6 months. Since then I have moved to Irvine, CA and obtained my California RE license. I am currently working as whats called an Associate Agent with Redfin. Home prices in Southern California are inflated as everyone here knows so that's why I have decided that long distance investing in my home town might be my only option. I am also working on a house hack strategy that I will be perusing in June of 2019. (Currently waiting for my lease to end at my current residence) 

If any one wants to share their long distance investing stories that would be much appreciated.

We are looking for a SFR under $250k or Duplex under $400k

I am in a similar situation right now. My cousin and I currently live in Irvine and we have been looking at properties in Pomona, Corona, Ontario, and even Riverside. We are wanting to do a house hacking strategy because well.. a multi under 500k doesn't exist in OC. We are looking for multi's or SFR that we will be doing an FHA. Our exit strategy will be either to rent it out or sell after the year of occupying, whichever makes more sense.

Hey David, I know this is an older post but I wanted to see what move you ended up making. My cousin and I are currently in a very similar situation. We both are agents with Redfin and live in Irvine. Finding a multi for under 500k in the OC is unheard of so we have been looking in Pomona, Corona, Chino Hills, Ontario, etc. Personally I am still newer to SoCal and am still learning the area's. Our strategy is to do a FHA with California Grant program that our lender talked to us about where they cover the down payment and closing costs. We are also considering house hacking a SFR and occupying it for a year (FHA regulation) because the mortgage payment would still be cheaper than our rent here in Irvine.

The reason I am asking this question is that one of my cousins who is a listing agent out in South California says that A LOT of his time is spent just coordinating showing times for his listing properties. I am interested in becoming an agent here in Missouri and was wanting to hear all the different prospectives from agents all around on what do you spend most of your time doing on a daily basis and do you focus on the sellers or buyers side. Post: Backing out of a contract as a buyer

Hello I was wondering if I am legally allowed to back out of a contract at any given moment during escrow? We are set to close tomorrow but we never deposited our earnest because of lending issues even though there were no contingencies listed in the contract. We have notified the agent at least a week ago and he finally responded that if we don’t go through with closing they can sue us. Again I’m not sure how they are gonna sue when we don’t have funds to obtain the property.
