yes Sir.  I am looking at this 4-unit building.  It is fully occupied but one of the units is on a month to month lease.  I analyzed the property as is and used a vacancy rate with my calculations but I wondered if the month to month should be credited to derive my offer.  What your saying makes things clear.  I will check on the comps in the area.  Thanks a lot for your input

Should the purchase price of a MF have any units on a month to month lease figured in with the price or deducted?

I plan on acquiring multiple properties.  This will keep each llc under one umbrella llc to make the tax filings simple.  One tax return vs say five separate ones.  I watched an attorney explain the structure and thought it would be a great setup.

Hello

Does anyone have recommendations for an attorney that could setup up an umbrella or holding company(llc) in the state of Georgia.  My focus are apartment building's as of now. Advice for and against based on experience would be welcomed.
