Stop in to hang out in person and network with local real estate investors at the Mankato Brewery. As always, come by when you can. There is no set schedule, so you can come and go as you please. All experience levels are welcome to come, share knowledge, and meet amazing people.

@Jeremy Host I would love to connect with you. I am from Minnesota as well and am always looking to connect with new individuals. As far as BRRRR being dead it is definitely more different to achieve with rates as I don't believe prices have kept up with rates as of late and expect them to come down some more. In the near future there will be better opportunities other than BRRRR, in my opinion.

Quote from @Bryce Veazey:

Hello everyone, my name is Bryce Veazey and am new to real estate. My wife and I are looking to move to a more affordable market to get into real estate and Minnesota is on the list. I'm hoping to network with locals to identify which areas could would be best. Looking to stay in or around an hour from the twin cities. Thanks for all the help!

Hi @Bryce Veazey I'd like to recommend Mankato. It's a fantastic regional hub with everything you need with small town living. https://greatermankato.com/rel... is a great chamber resource on relocating here. I chose here over St. Cloud back when I was looking at which school I wanted to attend.

@Davey McLaughlin welcome to the forums. I would recommend to continue educating yourself while you look for your deals. Once you have enough saved up there is no better form of education than actually doing and learning hands on. I'd love to connect with you as I work with plenty of investors who are always looking for deals.

I've done this and it works very well in college towns. Yes you have more expenses with repairs for college housing but I find the revenue/room easily justifies the expenses at least in my market place.

Hi Brandon, if I  put 5 unrelated person in 1 house , what do you advise? is it worth it ? I dont live there and remotely out of state managing.

I personally find it worth it but it fits my investment style. $500/bed is $2,500 in rent for 5 unrelated and my mortgage is $900? Run the numbers and see if it makes sense and worth it for what you are trying to accomplish.

This is one of the questions I ask myself in every rental I purchase. Would I live in this? If the answer is yes then I proceed but if the answer is no I have some work to do.
