In Goose Creek, I imagine she's already appreciated.  Pretty much everything under 175k in GC sells in 1 day with multiple over list offers.

Wholesalers are dbags who want to take shortcuts and skip out on getting licensed.  In my opinion, they are all sketchy for the most part and I won't even speak to one who's bringing me a "deal of a lifetime".  

Steer clear.

Call Josh Feldman at Suntrust. They carry their own paper and work with investors.

Real Estate means: Telemarketing daily, I call leads at least 2-4 hours per day.  Being hung up on, cussed out, told NO a million times a week.  Tense negotiations.  Deals blowing up in your face.  Angry clients, angry agents, angry closing attorneys. Long hours.  Work on weekends and nights.   

When people say they're getting into real estate my response is always, if you're thinking you're going to do real estate so you have an easier schedule and can put your feet up every once in a while, then I say it's not the job for you.  To succeed it take hard work, long hours, and lots of failures.

The rewards are awesome.  I do it because I love helping families.  I do it because I love real estate and the deal.  I do it because I hate having a boss.  

Make sure you're doing it for the right reasons and not because it's a part time hobby and you'll be fine.

There's always a right way to do things and a wrong way.  Always do your best to do it the right way, especially if you're just breaking into a new niche or are unfamiliar with rules/regs.  The government won't care that you're ignorant while breaking the law.  Best to get the facts and go from there.

I live in West Ashley and work in the Charleston area.  As far as duplexes, there are a few of them available in West Ashley from time to time but the bulk of multi-family investments are in Downtown (29401, 29403, 29405) Ladson (29456), North Charleston (29405, 29406, 29485 and 29420)  for condos/townhomes I like James Island (29412) old Mt Pleasant (29464) Summerville and Goose Creek.

We started out investing in land, we turned 2.5 acres in Mt Pleasant, SC into 2 homes + 11 Mobile Homes. This was in 1987.  I think total investment back then was around $275,000 for the property and structures.  This property brought in almost 9k per month in rent average. Over the years we've had to maintain the property and we did a lot of the maintenance ourselves, which is a full time job.  Just sold the property commercially for 1.5 million and looking back, it's one of the best investments we've made over the years.  We still own 2 more mobile home parks in our portfolio which are getting old now and we're thinking about liquidating,  but as I think back to the early days of our investing, I'd certainly choose to go the same route and choose a mobile home park to start with.
