Hi BP community!

I've got my eye on a 38 acre property in northern Oregon. It is perfectly positioned for immediately generating income as a destination STR, since it has two houses on it (one being a large ADU). Both nicely updated & unique. Amazing deck overlooking a pasture and a forest section of the property.

My plan would be to turn the main section of the forested property into a rustic wedding venue (a local venue on a smaller property charges $4,000 per event). So between the Air BnB & wedding events, this property could generate some serious income.

The price is just under the $1MM dollar mark, my hard money lender doesn't fund STRs, and family is not an option.

So of course I'm racking my brain to figure out how to fund this... Ideas?

Hey BP team,

Two main questions:

1. Once you find a property that (fits your criteria and) the seller is willing to sell, how do you start paperwork or who handles it? My assumption is the seller isn’t going to want an RE Agent taking more money from the deal so does that limit your use of an agent?

2. What are the actual/physical first steps in building a team for REI? (I understand you want a team in place before you even offer on a property.)

I’ve been reading books, forums, and listening to audio books & BP podcasts incessantly in preparation for my first property investment.
