If I were to have a pre approval letter from a mortgage company, can I use it almost anywhere like on foreclosure sheriff sales ,etc?

My plan Is to retire with a little over 6million by the time I'm 55. I'm 32 now. Trying to figure out how many properties to obtain yearly to make 180k in equity. Sorry for the ignorance. I'm still a newbie. Any advice?
