We provide bikes, at no extra charge, for our local property. I picked the simplest bikes I could find with single speeds and coaster brakes to keep maintenance to a minimum. Amazingly, they are still going strong after two years with just some minor maintenance. However, if you are offering a bike-rental business, expect to be changing flat tires and adjusting brakes on a daily basis.

I also like the idea of using a local vendor. We partnered with a local kayak and SUP rental company in the same market and paid an annual fee that allows our guests to rent kayaks or SUPs from that company at no charge. The kayak company takes care of the waivers, etc. directly with the guest.

We've had multiple guests tell us that one of those two amenities was the reason they chose our property.

Thanks for all of the recommendations.  I'll definitely be reaching out to most of them to add to my vendor list.

Another flooring vendor that was recommended to me by a local investor was Parker's Wholesale Flooring in case you all need another contact for that area.

On a personal note, I have a stone retaining wall at my own house that needs mortar repair. Does anyone have a contact for someone who does this type of work?

My wife and I own a staging company specializing in owner occupied staging and space redesign. We have a client on Lookout Mountain now who will be putting her home on the market in Spring. It will probably be in the $600k+ price point; however, to get top dollar, we are recommending that she replace some flooring and countertops. She has linoleum in some spots and the carpet is the original from 1982.

I’m looking for some recommendations for flooring installers, painters, and countertop vendors. Price is important but we need people who are professional and do quality work as well.

@Chase Spitzer, I know that you said that you are looking for commercial lending; however, BB&T is another regional bank to consider if you are looking for conventional mortgages. I know that they will do conventional mortgages on inexpensive properties that are priced below what other banks will lend on.

@John Tilstra, I'm glad to hear that you have had a good experience with First Property Management. I've been talking to Brian lately and am about to begin doing business with them.

I'm new to BP and hoping to purchase my first duplex in Chattanooga at the beginning of the new year. I'd be interested in a local meet-up also.
