Ned Carey Ok, so when they first call me, I should just ask the main questions like:

Why are you selling?
Asking price?
Mortgage amount?

Then set up an appointment to look at the property, and ask all the other questions (like when was the last time the kitchen/bathrooms/roof was updated, repair costs, negotiating the price, etc.) when I meet with them in person?

How many times would you say I should be in contact with the seller before an offer is made?

I'm a newbie, and I'm pretty sure this question has been asked before. Let's say I have a 3 bed, 2 bath, 1,000 sq. ft. house. and the closest comps I can find are 4/3, 1500 sq. ft. houses. How would I convert these numbers to get a good estimate of the ARV of my target property?

Dev Horn thanks for the advice! I really like the flyer idea. Its definitely within my budget right now. I had a couple of questions about it. I wanted to know, how often do you "hit" a neighborhood with flyers? How much would you pay someone to tape the flyers on doors for you? and how many flyers would you print? Thanks for the help!

I'm new to wholesaling, and right now I'm saving up money for marketing (direct mail, bandit signs, etc.). Until I get enough money to implement those marketing strategies, what are some ways to generate leads?

When I get a call from a seller who is responding to my letter, what is the objective of the first contact? Is it to establish their motivation and set up an appointment to meet with them in person?
