I completely agree! Balancing being a real estate broker (newbie investor), wife and mother to a 3 year old can be tiring and stressful.
Working out helps relieve stress and clear the mind which helps in all aspects of life. I love classes at the gym such as kickboxing or cycling and weights; although I have just started the P90x workout too. It is lots of fun and a great challenge.

Thank you for sharing your experiences, great information. It is absolutely crucial to be on the same page with the negotiator and ensure they are clear with your goals for the project. (A main one being not to let the property get foreclosed on)

Communication is key in the business period. I find often people are hesitant to reply if they have nothing new to say. They don't get how someone will appreciate the reply even if it is just to say that they contacted the lender and were told it would be x amount of time for an approval or whatever the case.

Thank you again for sharing the unfortunate experiences you had to assist others in their future dealings.

I get emails everyday advertising various Fix and Flip funding options. I am new to this type of financing and had a couple of questions. (I apologize in advance if these questions seem too basic).
Can these be used for flips when there are minimal repairs or upgrades needed to the property? Such as paint and carpet or perhaps replacing some fixtures.
It would appear as though the investor would still need to come in with cash down or is there a program that offers very little down payment?

Hello,
I have a question regarding what information is best to disclose in the agent only remarks section of the MLS listing when listing a short sale flip. Do you note that it is an investor flip? It seems to cause confusion with agents who look up the property and see that is has a NOD or NTS but isn't listed as a short sale because an investor has already contracted to purchase it and is having it listed to find the C buyer.
Any advice and/or experiences shared would be much appreciated.

How did the second mailing go (the 98 letters)? I would love to hear your response. I have been researching a lot about the yellow letters and am getting ready to begin my direct mailing campaign for possible short sale flips.

Thank you Tyler for sharing! I put in a general Craigslist ad to attract buyers (end buyers for short sales or REOs) and just got spam. I have since been looking for an examples of some of the jpeg type that will direct them to a website. This would be to attract both buyers and sellers (separate ads for each) not to advertise a property.
This site is such a great resource and I am so thankful to have found it. Very helpful.
